Sim/Pet animation ''freezes'' all the time

Hey, I got this weird bug going on lately and I hope you guys can help me out a little 'cuz it's kinda annoying!
Everytime before my sim or pet is going to do an interaction, it just kinda ''freezes'' , it's standing in a neutral position, for really long, though their heads are moving, and then finally, after a really long while, they're preforming their interaction It's super annoying 'cuz stuff like cooking takes FOREVER! :cry:
So please help me!

Sims 3 - Freezes and Lags
If you encounter any freezes or lags in gameplay, try the suggestions in Game Help:Intermittent Freezes.

Yes! I got exactly the same thing, and tried everything you tried, but still no imporvement.
Is there a way to depatch your game or something? or should I just wait for the next patch..?

there is but i dont know how. i cant cause that would require me to down grade my mods to the previous patch level and im to lazy to go through all that lol :)
